Project Manager - for residential GC

Position: Project Manager (PM)

Location: Sausalito Office + project sites in Marin & SF (Pac Heights)\

Reporting: The PM will report to and support the Senior Project Manager.

Project Scope: Work on large-scale residential projects valued from $5 million to $15 million+, managing several. projects simultaneously.

Responsibilities :

1) Pricing & Budgeting: Involved in job costing, contract administration, and change order pricing.

2) Communication: Ensure effective site communication, document management, and subcontractor relations.

3) Project Management: Handle pre-construction project setup, organization, and construction phase bidding.

4) Financial Management: Prepare construction phase budgets, status reports, job cost analysis, and budget forecasts.

5) Documentation: Oversee complete subcontract administration and document management, including permits, RFIs, and submittals.

6) Client Relations: Prepare monthly Client payment applications, including verification and coding of invoices.

Expected Education & Experience:

1) Bachelor’s Degree in a construction-related field or equivalent work experience.

2) Involvement in residential construction project management for 3-5 years previously (varified)

3) Proficiency in Excel, Google Docs, BlueBeam, and cloud storage systems.

Skills:

1) Independent, self-motivated, and detail-oriented.

2) Strong mathematical and budgeting skills.

3) Excellent organizational skills and proactive approach to project management.

Benefits & Compensation:

1) Group Medical, PTO, Paid Holidays, 401k.

2) $50/hr to $70/hr based on experience, plus annual discretionary bonus.
