Pay: $90k - $130k DOE (a combo of Base Salary + Profit Share)

OVERVIEW:

Are you an experienced SFH Property Manager looking for a upbeat, team environment where you feel appreciated and supported?

Foundation Homes Property Management - a boutique, tech-forward, high-end property management brokerage - is seeking a top-performing Property Manager to join our top-performing LUXURY property management team.

YOUR OPPORTUNITY:

Our dog-friendly office is based in Kentfield, CA (about 15 minutes over the Golden Gate Bridge from San Francisco).

Exact M-F hours are somewhat flexible, though communication will be daily with the team, clients and vendors, virtual ZOOMs and in-person.

(Please do expect to be in the Kentfield office IN PERSON daily for your full 90-day training period.)

Occasional after hours emergency calls may also be needed once or twice a month or so (though they are infrequent and we do have an answering service, so you are not “on call”).

ABOUT THE POSITION:

Responsibilities include but are not limited to:

CORE Lens:

Providing OUTSTANDING communication to our individual, high-end clients

Owning and evolving team workflows + process

Contributing/Supporting your team

Commitment to Self Care

Day-to-Day CORE FUNCTION performed through the lens of the above:

On-boarding new clients / orienting them to our processes

Marketing and showing vacancies

Coordinating property turn-overs

Negotiating leases and renewals

Overseeing resident move-in and move-out processes

Security Deposit Disbursement letters

Coordinating Security Deposit returns with Accounting

Annual inspection reports

Professionally & Lawfully resolving tenant complaints and lease violations

Approving invoices and coordinating with accounting for payment

Effectively communicating with your Maintenance Coordinator for WO management

Consulting with investor clients to talk them through maintenance issues, getting approval for Work Orders

Negotiating prices with vendors and collecting bids for larger scale projects

Quickly resolving emergency maintenance issues

Handling 3-day notices and other notices

Oversee legal and/or eviction correspondence when necessary

Promptly and accurately handle high volume of emails and phone calls daily

Working knowledge of Fair Housing and tenant-landlord laws

Other Responsibilities:

Managing Your Pod: Assistant Manager + Maintenance Coordinator through EOS Process

Weekly 1:1's with your Direct Reports

Attending virtual daily and weekly team ZOOM huddles

Assist other team members in projects, as needed

Help keep office and work area neat and tidy

Be nice. Be proactive. Be a great teammate who makes the team unit stronger.

Your portfolio of managed luxury homes operate on schedule and lawfully

Your clients are delighted with your proactive communication

You are a positive team player, contributing to our internal property management processes being constantly improved and followed

Minimum Requirements for this Senior Level Role (NOT entry level):

(NOTE: please do NOT apply unless you have an active California Real Estate license, or are within 30 days of your test date!)

CA DRE License REQUIRED

Minimum 2 year verifiable Property Manager Role Experience Managing 40 SFH doors or more for clients

Living in Marin or within a 30 minute commute (FIRM)

Understanding of State and Federal Landlord/ Tenant Laws (we'll test ya!)

Driver's License

High Speed Internet at Home

Mobile Phone

Reliable Car with Insurance

Tech Fluent

Proactive mindset and approach

Able to work independently and with minimal supervision

Clean background check

Preferred But Not Required:

Specific AppFolio experience (strongly preferred)

Experienced using CAR, CAA forms, Zipforms and Docusign a plus

One of the following credentials CCRM, CAA, RMP, MPM a plus

COMPENSATION:
