Seeking an on-site manager for privately owned 20 unit apartment building in Castro Valley.
This is a part-time position of less than 50 hours per month. Compensation is in the form of reduced rent on 2 bedroom 1 bath apartment: $1,000/month (market rate is $2,100) Excellent opportunity for someone with other sources of income.
This person will need to live on-site per California law. Their primary responsibility is to be the eyes and ears of the landlord; and to act as a liaison between tenants, prospective tenants and the landlord. The ideal candidate will have good common sense and people skills and clear written and oral communications skill. Basic knowledge of Alameda County California State real estate rent laws and regulations and some property management experience are a plus. Basic handy-man skills are also a plus.
Essential Duties include:
Daily inspection of property for compliance and safety measures
Periodic light housekeeping of building and property
Regular cleaning of laundry room (2-3xs a week)
Manage rent collection and delivery of payments to landlord for processing
Coordinate showing of vacant units to prospective tenants
Distributing, collecting and forwarding rental applications
Facilitate property maintenance and repairs (accept repair requests from tenants, assist with providing access when appropriate, confirm repairs completed, etc.)
Maintain tenant files (document conversations, complaints, repair requests, etc)
Assist in addressing/resolving/documenting resident concerns
Ensure current building certifications are posted and up to date
Process legal notices (e.g. posting 3 day notices)
Be available for after-hour emergencies
Maintain accurate time sheets
Prospective employees will need to pass a background check including DMV, credit and criminal. Prospective employees will need access to a reliable vehicle with insurance, registration and a valid driver’s license.
