Park Encinitas – Encinitas Ca is seeking a skilled and reliable part time (29 hours a week) Maintenance Technician to join our team! This is a hands-on position requiring a broad range of skills to maintain our beautiful community. Responsibilities include (but are not limited to):
Cleaning: Maintaining the cleanliness of restrooms, library, pool room, meeting room, and other common areas (dusting, vacuuming, wiping, etc.).
Event Setup: Setting up and taking down tables and chairs for meetings and events.
General Maintenance: Repairing leaks, replacing light bulbs, fixing doors and windows, and performing other necessary repairs.
Sump Pump Maintenance: Regularly checking and operating the sump pump, especially during the rainy season.
Kitchen Stove Maintenance: Lighting pilot lights for special events.
Electrical as required: Support the Maintenance of electrical supplies, replacing electric meters (including coordination with homeowners and Weights and Measures), making minor electrical repairs, and maintaining transformers and pedestals until these are replaced TBD.
Gardening: Planting, pruning, and maintaining plants and trees, removing weeds, blowing debris, and maintaining specific landscaped areas.
Gas: Replacing gas meters (including homeowner notification and coordination with Weights and Measures), lubricating gas valves, and maintaining gas meter logs.
Irrigation: support contractor to Maintain the irrigation system, including sprinkler heads, control valves, timers, and pumps. Identifying and repairing leaks.
Laundry Room Maintenance: Cleaning and maintaining the laundry room, including the water heater.
Lighting as needed for now: Repairing and replacing street and building lights.
Pool Maintenance: Cleaning restrooms, checking pool and jacuzzi temperatures, maintaining the pump shed, cleaning furniture and concrete, maintaining plants, managing the solar system, and cleaning the pool cover.
Park Truck Maintenance: Tracking oil changes, fueling, and arranging for repairs.
Water: Locating and repairing water leaks (requiring knowledge of utility line locations and shut-off procedures), replacing water shut-off valves, maintaining pressure gauges and regulators, repairing concrete/pavement after leaks, maintaining the CLA valve, installing hose bib lines, and maintaining fire hydrant valves.
Miscellaneous: Maintaining BBQ and outdoor heaters, organizing storage areas, cleaning the car wash drain, maintaining logs and reports, and painting/repairing common area buildings.
Qualifications:
Proven experience in general maintenance and repair.
Knowledge of electrical, plumbing, irrigation, and landscaping.
Ability to troubleshoot and solve problems effectively.
Strong work ethic and attention to detail.
Ability to work independently and as part of a team.
Excellent communication and1 interpersonal skills.
Valid driver's2 license.
