Position Overview

We are seeking a skilled and reliable Maintenance Technician to join our team at a 104-unit apartment community in Dixon, CA. This role is responsible for performing day-to-day maintenance, unit turnovers, preventative upkeep, and on-demand repairs across the property. The ideal candidate will be a well-rounded technician with experience in HVAC, plumbing, electrical systems, appliance repair, and general property maintenance.

Key Responsibilities

Unit Turnovers:

Prepare vacant units for new residents.

Repair or replace flooring, doors, windows, fixtures, and other interior finishes.

Perform patching, painting, and basic carpentry as needed.

HVAC Repair & Maintenance:

Diagnose and repair heating and air conditioning systems.

Perform seasonal maintenance and filter changes.

Ensure systems comply with local codes and efficiency standards.

Plumbing & Drain Systems:

Snake clogged drains and troubleshoot blockages.

Repair or replace faucets, sinks, toilets, garbage disposals, and supply lines.

Identify and resolve leaks or water pressure issues.

Electrical Troubleshooting:

Diagnose and repair outlets, switches, breakers, and lighting systems.

Perform basic wiring, fixture installation, and circuit testing.

Ensure all electrical work complies with safety codes.

Appliance Repair & Maintenance:

Diagnose and repair common household appliances (stoves, refrigerators, dishwashers, washers/dryers, etc.).

Replace parts and coordinate with vendors when necessary.

General Property Upkeep:

Respond promptly to resident work orders and emergencies.

Maintain exterior property areas, common spaces, and mechanical rooms.

Perform preventative maintenance per established schedules.

Safety & Compliance:

Follow all OSHA and building safety regulations.

Maintain proper documentation of repairs and inspections.

Required Skills & Qualifications

Technical Skills

Unit Turnovers / General Maintenance

Drywall repair & finishing

Interior painting and patching

Door, window, and lockset repairs

Fixture installation and replacement

HVAC Skills

System troubleshooting & diagnostics

Component replacement (capacitors, contactors, motors, thermostats)

Understanding of refrigerant handling and efficiency optimization

Plumbing Skills

Snaking and clearing drain blockages

PEX, PVC, and copper pipe repair

Faucet, sink, toilet, and disposal repairs

Water heater troubleshooting and replacement

Electrical Skills

Basic wiring, testing, and circuit repairs

GFCI installation & troubleshooting

Light fixture and ceiling fan replacement

Breaker and panel troubleshooting

Appliance Repair

Diagnosing common appliance failures

Replacing seals, belts, thermostats, and sensors

Knowledge of gas and electric appliance systems

Other Requirements

3+ years of property maintenance or equivalent experience (multifamily preferred)

Ability to work independently and manage multiple priorities

Strong problem-solving and troubleshooting skills

Excellent communication with residents and management

Must be able to lift up to 50 lbs, climb ladders, and work in various weather conditions

Valid driver’s license and reliable transportation

Availability for on-call emergency response on a rotating basis
