Position Summary
The core focus of this position is the common area and residential maintenance at several manufactured home communities in our north Orange County portfolio. Duties are assigned daily and directly by the Community Managers at the properties located in Huntington Beach, Long Beach, Stanton and Westminster.

Performance Objectives
Common area maintenance
Minor electrical repairs on items such as appliances, fixtures, switches and outlets, etc.
Minor painting
Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
General maintenance such as replacing screens, garbage disposals, fixtures, appliances, blinds and locks, as well as maintaining and cleaning of the properties
Prepare park-owned mobile homes for rental after being vacated
Troubleshooting of utility system outages and problems
Working with water and gas meter shut-offs
Replacing utility meters, per mandated schedule
Maintaining accurate records of work performed

Physical Requirements
Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
Has the ability to safely use tools such as hammers, screwdrivers, drills, and saws.
Has the ability to log maintenance records in a computer or app.
Experience requirements
Has two years minimum of recent experience in property management, apartment/residential maintenance - Mobile Home Park experience is a plus.
Possess a high school diploma or GED equivalent - minimum.
Has basic use skills of Microsoft Office (Word, Excel, Outlook).
Possess a valid California Driver's License, reliable transportation, and automobile insurance - required.
Compensation/Position Details
Full-time, 40 hours per week
$22 - $26/hour, DOE
Daily travel is required for job duties performed at separate properties located in these cities: Huntington Beach, Long Beach, Stanton, and Westminster.
