Independent Contractor – Room Builder for Affordable Housing Projects
We are seeking an experienced Independent Contractor to retrofit existing buildings into affordable living spaces. Each building has an average of 16 rooms, and we provide the design and layout for each unit. The contractor will be responsible for constructing partition walls and installing kitchenettes, bathrooms, showers, and toilets, following the provided specifications.
This is a project-based position ideal for a professional or team specializing in efficient and high-quality construction.
Key Responsibilities:
Room Setup:
Construct partition walls as per the provided design layout for each room.
Install pre-designed kitchenettes, including countertops, sinks, and cabinets.
Set up bathrooms, including showers, toilets, and necessary plumbing fixtures.
Plumbing and Electrical Installation:
Connect all plumbing systems for water supply and drainage.
Ensure proper electrical wiring for lighting, outlets, and small appliances.
Project Execution:
Follow the design plans and ensure each unit meets the required standards.
Adhere to project timelines and maintain efficiency during construction.
Compliance and Safety:
Ensure all work complies with local building codes and safety regulations.
Maintain a clean and organized worksite to promote safety and efficiency.
Coordination:
Work collaboratively with the project manager to address any design adjustments or challenges.
Coordinate with suppliers to ensure timely delivery of materials.
Qualifications:
Proven experience in building or retrofitting residential spaces, particularly multi-room projects.
Expertise in constructing partition walls and installing kitchenettes, bathrooms, and plumbing systems.
Familiarity with local building codes and construction safety standards.
Ability to work independently and deliver high-quality results within deadlines.
Strong problem-solving skills to address on-site challenges.
