We are looking for a Resident Manager to oversee and maintain an 84 space Mobile Home Park located in Tucson, AZ. Hours will vary, but on average this job will require approximately 35-40 hours per week.
Applicants must
Have general computer skills (MS Word, Excel, Email, Dropbox, etc.)
Be able to perform all of the job duties listed below
Be able to safely operate and maintain a weed eater, backpack sprayer and various hand tools
Have excellent organizational skills
Have great customer service skills
Have a valid driver’s license with a clean driving history
Prior experience as a Resident Manager or bilingual (English & Spanish) is a plus.
Job duties include:
Renting Units/Spaces
Write and place ads. Keep ads current.
Comply with Fair Housing Laws
Answer phone inquiries about vacancies
Show vacant units/spaces
Accept rental applications, verifying that all information has been provided
Send completed rental application to Offsite Manager
Notify applicants (and seller if applicable) of acceptance or rejection
Accept initial rents and deposits
Accurately prepare all Community documents and review with new tenants to ensure their understanding
Rental Homes/Spaces
Inspect rental units/homes when tenant moves in and out
Perform repairs or cause repairs to rental units/spaces to be completed in a timely fashion
Rent Collection
Collect rents when due
Deposit rent in bank on the schedule set forth by the Offsite Manger
Maintain rent collection records
Collect late rents and charges
Prepare and serve late rent notices and non-payment notices
Maintenance
Vacuum and clean entryways and office
Replace light bulbs in common areas (within reason)
Clean stairs, decks, façade, walkways, ramps, patio
Clean oil spills on pavement
Mow lawns/weed eat (common areas, vacant spaces and rental units)
Rake leaves/debris (common areas, vacant spaces and rental units)
Trim bushes (common areas, vacant spaces and rental units)
Clean up garbage and debris (common areas, vacant spaces)
Blow or sweep streets of yard debris, rocks, etc.
Empty garbage cans
Properly maintain and care for all park equipment and tools
Repairs
Accept tenant complaints and repair requests
Inform Offsite Manager of maintenance and repair needs
Maintain written log of tenant complaints
Maintain written log of maintenance repairs
Handle routine maintenance and repairs, including:
o Plumbing stoppages
o Sewer stoppages
o Faucet leaks/washer replacement
o Toilet tank repairs
o Toilet seat replacement
o Stove hinges/knobs replacement
o Light switch and outlet repair/replacement
o Heater/AC thermostat repair
o Painting (interior)
o Change locks
o Repair broken water pipes
o Replace electric, water and gas meters
o Replace fire/carbon monoxide detector
o Replace closet doors
o Change light bulbs
o Patch small drywall holes
o Minor appliance repairs
o Check fire extinguishers and replace if needed
o Repair a fence
o Repair/replace signs
o Replace door handles
o Replace cabinet knobs
o Replace mini-blinds
o Replace furnace filters
Daily Inspection of Property
Detail tenant violations
Note damage to park property, maintenance issues or any health and safety issues
Pick up trash and debris
Work with Outside Vendors
Schedule, oversee and verify the work of outside vendors
Provide photos of before and after work
Send invoices to Offsite Manager
Meter Reading
Accurately read electric, water and gas meters and provide readings to offsite manager
Check condition of park owned utilities, report any issues
Rule and Regulation Enforcement
Even and fair enforcement of rules and regulations
Document violations (photos and in writing)
