Onsite Property Manager, Assistant Manager and Leasing Consultant

Be a part of an amazing team from the start! We are building a team for an amazing 304-unit community in the East Valley and are seeking property management professionals with veteran experience for the roles of on-site Community Manager, Assistant Manager and Leasing Consultant.

Job Description: Community Manager

The Community Manager is responsible for the overall operation of the Apartment Community. As a Community Manager, you will oversee all phases of the operations, including: Budget, Personnel, Leasing, Maintenance, Financial, Administration & Risk Management. As the on-site leader, you will lead, motivate and mentor high-performing team members in order to provide the very best living experience for our residents. You will be responsible for successfully maximizing property income, occupancy and NOI. Our ideal candidate will be a financially savvy leader with strong industry knowledge and the ability to implement creative leasing and budget strategies that will contribute to the property's success. Supervise all aspects of the property and staff to ensure compliance with our company’s policies and procedures, safety, fair housing guidelines, and liability concerns.

Primary Duties: Community Manager

Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.

Meets targeted revenues by helping set rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.

Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.

Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.

Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments

Develop yearly operating budgets/forecasts. Accurately prepare and convey all operational and financial data to the Regional Manager in a timely manner. Be responsive and receptive to owners' needs, goals, and objectives

Oversees the lease enforcement process by approving prospective resident applications, concessions and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.

Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.

Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.

Community Manager Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.

Manage high quality on-site staff through implementation of effective recruitment, training, coaching and development programs

Effectively perform and document appropriate employee evaluations including, but not limited to, performance reviews and corrective action reviews, and termination paperwork

Direct entire Turn process per Company policies and procedures

Primary Skills/Attributes: Community Manager

1 or more years as a Community Manager, 2 or more years on-site as a Leasing Consultant and/or Assistant Community Manager

Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.

Must possess a positive attitude and the ability to smile and stay motivated under all circumstances.

Knowledge of Fair Housing Guidelines and Achieve Fair Housing certification during employment if needed.

Competence in personal computer skills, keyboard, internet search, math, including Realpage One-Site, Microsoft Office including Word, Excel, and Outlook.

Experience using Realpage One-Site or other property management software is beneficial

Knowledge of OSHA laws and regulations.

Participate in training to comply with new or existing laws.

Must have excellent problem solving, interpersonal and communication skills and leadership/supervisory skills.

Must have ability to read, analyze, and interpret general business periodicals. Ability to write reports and business correspondence.

Must have ability to calculate figures and amounts such as concessions, interest, commissions, proportions, percentages, area. Ability to apply concepts of basic math.

Must have ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

Job Description: Assistant Manager

As the supporting role to the Community Manager, the Assistant Manager wears many hats as one who exhibits excellence in in sales, customer service, paperwork management as well as rent collection, debt management, lease document preparation and more! Similar to the Leasing Consultant, the Assistant Manager is highly-organized and capable of staying abreast of their responsibilities in an ever-changing environment where a fast-pace is the regular pace.

Primary Duties: Assistant Manager

Lease apartments and process applications

Manage in-person, telephone and digital leads and facilitate property tours

Prepare and comprehend all lease contract paperwork

Understand Fair Housing and apply policies in the workplace to adhere to local, state and federal guidelines in all work practices

Participate in planning and execution of resident events

Collect rent and pursue collection of post-residency balances

File Preparation/Audit for applicants and new residents

Preparation of Deposit Dispositions in a timely manner

Manage lease renewal program including offers, follow-up and document preparation

Support Community Manager in any delegated tasks

Primary Skills/Attributes: Assistant Manager

Professional in presentation and personable in reception with peers, current and prospective residents and supervisors

Positive reference of being timely and displaying a solid work ethic

Team player that can work independently with minimal/no supervision

Excellence in sales and customer service with proven record of leasing/closing ratios

Excellence in verbal and written communication

Highly organized capable of multi-tasking and prioritizing

Computer knowledge at an intermediate to advanced level regarding use of Microsoft Office products, digital marketing, industry specific advertising, and resident management software

Three or more years of experience in multi-family housing as an on-site assistant community manager or community manager

Knowledge of Fair Housing guidelines

Schedule includes weekend workdays (Saturday and/or Sunday)

Leasing professionals, this is the location for you! As a seasoned Leasing Consultant, your talents in sales, customer service, promotion and public relations are essential in day-to-day operations. Be it guiding prospective residents through the leasing and application process both in-person and online, providing top-notch customer service to community residents for maximum retention or strategizing with the team on new ways and means to do both, no day is the same as the last! Successful Leasing Consultants are organized, efficient, friendly and capable of multi-tasking in a fast-paced work environment where in-person and virtual tours, paperwork, telephone and email management, market surveys, resident functions are just a few of the responsibilities of this essential role.
