DUTIES & RESPONSIBILITIES:

Oversee the day-to-day operations of multiple commercial & multi-family properties, including maintenance, leasing, and tenant relations.

Ensure compliance with all applicable laws, regulations, and company policies.

Handle tenant inquiries, complaints, and requests in a timely and professional manner.

Negotiate lease agreements and renewals with current and prospective tenants.

Collaborate with maintenance staff to address maintenance issues and coordinate repairs.

Maintain positive relationships with vendors, contractors, and service providers.

Monitor rental rates in the market to ensure competitive pricing.

Design, implement and maintain a resident retention program.

Perform physical inspections of properties and verify the conditions of vacant units.

Perform evictions, utility cut-offs, and landlord liens as required on delinquent rentals.

Prepare monthly & quarterly financial reports.

Review Balance Sheets and Income Statements per property to verify account balances, revenue, and expense amounts

QUALIFICATIONS & SKILLS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. An Arizona Real Estate License (or willing to obtain)

Valid drivers license.

5+ years of property management experience preferred, preferably with varied property types.

Be internet & technology savvy.

Proficiency in using social media platforms such as Facebook, Instagram, Twitter, LinkedIn, and YouTube is preferred.

Ability to operate autonomously & self-driven

Superior customer service

A result oriented, optimistic approach to work

Proficient in file management and record keeping.

Excellent sales and negotiation skills.

Familiarity with property management laws and regulations.

Ability to draft and review contracts and legal documents related to property management.

Proficiency in using Property Management Software – preferably Yardi.

MS Word, Excel, Google Docs/Drive knowledge is a requirement

Experience in legal administrative tasks related to property management.

Bachelor’s degree (preferred)

Pay: $75,000- $85,000 per year, plus merit bonus
