General Functions

Under the direct supervision of the Maintenance Supervisor, this position provides

general building maintenance and repair. Work involves performing a variety of tasks and assists Maintenance Mechanics with completion of skilled repairs. This position works as part of a team to provide services to a property or group of properties in a community area. Assignments are received orally or through written instructions which may be accompanied by plans, sketches or diagrams.

Major Activities (Typical Duties/Responsibilities)

Performs general maintenance, repair work at CIHA owned properties, in accordance with CIHA policies and procedures.

Interact with internal and external customers in a professional manner.

Performs interior and exterior maintenance service repairs and assesses repairs in the areas of painting, drywall, plumbing, carpentry, and electrical to buildings and

equipment.

Cleans and services a wide variety of heating, ventilating, grounds and building related equipment.

Replaces doors and locks, and troubleshoots for related repairs.

Replaces plumbing fixtures.

Performs exterior and interior touch up painting.

Performs manual labor tasks including loading, unloading, lifting and moving materials, furniture, supplies and equipment.

Keep accurate and timely records, including work orders, snow logs and weekly timesheet reports.

Assists in the maintenance of grounds as assigned.

Performs snow removal, including shoveling, plowing, chipping ice, spreading ice melt.

Assists Maintenance Mechanic with preventative maintenance tasks and regulatory inspection preparation.

Completes basic make ready review and repairs of vacant units.

Cleans and inventories maintenance shop and CIHA provided equipment/tools.

Coordinate and collaborate with community directors, grounds, and other property team members to complete tasks to meet property standards and approved budget.

Ability to work in a team setting as well as independently.

Performs after hours emergency on call service as scheduled.

Must have reliable, insured vehicle equipped to drive in inclement weather when needed.

Performs other related duties as assigned

Skills and Abilities

Knowledge of the standard practices, processes, tools and materials involved in all areas of light residential construction.

Knowledge of the occupational hazards and safety precautions of the buildings, electrical or mechanical trades.

Ability to communicate effectively in writing and in person.

Ability to keep records and reports relating to inventory of equipment and materials.

Ability to lift up to 70 pounds plus bending and twisting.

Skill in the use and care of tools and equipment employed in the building, electrical, plumbing, painting, masonry and mechanical trades.

Ability to work with a diverse resident population with heavy emphasis on customer service skills in order to effectively give information regarding grounds and building facilities.

Education and Experience

Graduation from high school or any equivalent combination of experience and training.

Three years experience working in the maintenance trade, preferably in residential building maintenance.

Current Alaska Drivers License.
