This position performs building janitorial responsibilities in a team-structured work environment. Coordinates with the Resident Manager and Maintenance to maintain curb appeal due to waste, cleaning of all common areas, stairwells, laundry rooms and clubhouses. Maintains all buildings, apartments, and offices according to established NeighborWorks quality standards. Performs make-ready duties to vacated apartments for re-renting such as removal and storage of residents’ items and flooring.

ESSENTIAL FUNCTIONS:

1. Performs janitorial maintenance and waste management as required by property needs on a daily basis.

2. Coordinates with the resident managers on a daily basis to establish priorities, property status, and other day-to-day issues that need attention.

3. Drives to a work site and determines the exact problems and the type of tasks to be completed. Works the job to completion, coordinating with the supervisor and resident manager if unanticipated problems are discovered or additional help is required to finish the work.

4. Completes necessary documentation and related administrative processes, i.e.: dump receipts, invoices, work orders and maintains accurate timecards.

5. Operates equipment and uses tools in a safe and efficient manner. Maintains the worksite in a safe manner for building residents, establishing barriers, or posting warnings and cautions as needed.

6. Uses cleaning chemicals per manufactures recommendations.

7. Uses diplomacy at all times while working by coordinating openly and in detail with the supervisor, the Resident Manager of the facility and the residents of the properties.

8. Reports any inter-personal problems and contacts the supervisor if anyone is angry or upset.

9. Performs duties such as spraying, scrubbing, wiping, mopping, sweeping, and vacuuming. Also, may use other skills such as light electrical; clean lenses and replace light bulbs, touch up painting, and other duties related to the care, maintenance, safety, and security of residents and NeighborWorks® Alaska employees.

10. Participates in safety meetings and training programs. Actively applies safety guidance and training knowledge to the job. Uses PPE equipment as needed.

11. Maintain the Janitorial shop in a safe, clean, orderly fashion, and stocked with inventory of essential items at all times. Be sure SDS binders are updated and easy to locate.

12. Assure that the eye wash station, first aid kits and personal protective equipment are kept current and in good working order.

13. Performs other related duties as assigned.

NONESSENTIAL FUNCTIONS:

Personal appearance is important: well groomed, clean and non-offensive.

MINIMUM QUALIFICATIONS:

Education or Experience: High School or equivalent diploma. Experience in General housekeeping and janitorial duties.

Language Skills: Must understand English to receive job assignments. Must speak English at a level that is understandable and clearly enough for residents to understand.

Mathematical Skills: Ability to perform basic arithmetic functions appropriate for construction or remodeling job assignments.

Reasoning and Judgment Abilities: Must use good judgment to determine which jobs should have priority, when to ask for backup help, determine when coordination with the supervisor is appropriate, and similar common-sense abilities.

Certificates, Licenses, Registrations, and Certifications: Possess and maintain current driver’s license, auto insurance, clean driving record and reliable vehicle. Current shot records with tetanus, hypostasis and covid shots.

OTHER SKILLS OR ABILITIES:

Tact and diplomacy are required when dealing with residents who are sometimes irate.

A teamwork attitude is necessary to be effective.

Must be available to respond to emergencies if possible and perform scheduled on-call duties during non-working hours.

PREFERRED (but not required) QUALIFICATIONS:

Certifications in Fair Housing Standards, UPCS and HQS.
