Home Modifications Program Manager

Minimum Qualifications:

Any combination of training, education or experience equivalent to 3 years in the

building trades, residential construction or facility maintenance

Knowledge of basic residential building design and construction including electrical,

plumbing, carpentry, painting, flooring, lighting, windows & doors repairs

Professional experience with power and hand tools commonly used to maintain and

repair homes

Basic construction math and writing skills to take accurate measurements; to sketch,

document, photograph and interpret existing conditions; and to prepare modification

proposals including cost comparisons and materials and labor estimates

Understanding of or willingness to be trained in safety and accessibility home

modifications, universal design as applied to Aging in Place and fall prevention.

Ability to lift tools and heavy objects, climb ladders, bend down, kneel for extended

periods, work at floor level and in tight spaces, walk on uneven surfaces and move heavy

objects such as appliances, furniture and debris

Good vision for reading measurements, instructions and sketches and for working in low

light and distinguishing colors on electrical wiring

Basic computer skills for e-mailing, working with spreadsheets, generating documents,

ordering supplies and internet information research

Ability to meet scheduling and attendance requirements

Possession of Alaska driver’s license or transportation to household job sites

Ability to pass the Alaska Department of Health & Social Services Background Check

Program

Summary of Job Duties:

Completes environmental / home modifications in a wide variety living conditions to

make homes safer and more accessible for seniors and people with disabilities. Jobs primarily

include modifications to entrances (steps, stairs, ramps. handrails, doorways, lighting) and

bathrooms (grab bars, toilets, bathing areas, plumbing, lighting)

Schedules and performs household audits / assessment and documents environmental /

home modifications needed in collaboration with household members, home health care

teams, referring agencies and funding source

Responds to phone calls and written Service Requests and prioritizes according to

urgency and available resources

Provides households or funding source with materials and labor cost estimate and

advises on funding sources (Medicaid environmental modifications waiver, grants, loans, etc.)

Evaluates and documents the effectiveness of environmental / home modifications

based on household project evaluation form and other measures or standards

Ensures modifications are completed in a timely manner and in compliance with funding

source specifications for materials, construction, installation and reporting

Keeps accurate records of all home modifications program calls and contacts, Service

Requests, written cost estimates, liability waivers, receipts and refunds for materials and

supplies, purchasing documents, project evaluations and program statistics, budget and

administrative files

Works both independently and coordinates or assists with jobs referred to handymen /

subcontractors and checks their work for compliance with state and local building regulations

and funding source specifications

Communicates with seniors, Senior Center staff, general public, governmental agencies,

profit & non-profit agencies, vendors and subcontractors about the program

Cleans household work site after completing each job and keeps personal work area /

shop and tools clean and organized

Maintains safe practices for households, co-workers and self by complying with safety

standards and regulations, using protective equipment while working with tools, equipment

and chemicals, solvents, cleaning fluids, glues, adhesives, caulking, paints, etc.

Advises and collaborates on environmental / home modification work completed by

senior housing managers and other community building, remodeling and repair projects.
