General Function

Under the direct supervision of the Maintenance Manager, this position supervises, maintains, develops, directs, coordinates and expedites all building maintenance and janitorial functions for all CIHA owned and managed facilities. This position is also responsible for establishment and maintenance of the preventative maintenance program

Major Activities (Typical Duties/Responsibilities)

Professionally supervises all maintenance and janitorial personnel including employee counseling, training, communication and performance appraisal completion to ensure buildings, grounds, vehicles and equipment are maintained.

Maintains computerized maintenance records to plan, supervise and prioritize preventative maintenance schedules as well as non-routine repairs and maintenance for all facilities.

Develops and maintains all required building system inspections, including but not limited to, annual boiler inspections, back flow preventer inspections, elevator inspections, and fire system inspections.

Assist Maintenance Manager in establishing and updating preventative maintenance procedures. Schedules work and documents progress.

Field coordinates all work on properties with residents, vendors, contractors and staff.

Coordinates schedules and inspections services/construction work of maintenance contractors. Ensures work is acceptable, on schedule and performed in a safe manner in accordance with the specifications of the contract.

Performs maintenance tasks when necessary.

Establishes, maintains and communicates on call maintenance schedule.

Initiate and maintain effective and cooperative communication among department members and with other CIHA department staff where necessary to complete tasks and ensure appropriate property operation.

Generate purchase requisitions for equipment, materials and supplies for replenishment and/or acquisition and assist with bid proposals for small projects in accordance with approved purchasing guidelines.

Oversees and performs accounting and recordkeeping functions including vendor and contractor files, work orders, time sheets and compliance files.

Daily reporting to the Maintenance Manager with updates on all programs, status reports of make readies and service requests.

Other related duties as assigned.

Skills/Abilities

Considerable knowledge of the standard practices, processes and materials involved in all areas of the facility maintenance field.

Knowledge of Federal, State and Local regulations pertaining to building and employee safety.

Working knowledge of Municipality of Anchorage building, life safety and fire codes and requirements.

Knowledge of or the ability to learn routine maintenance software.

Knowledge of lead abatement procedures and certification preferred

Familiarity with personal computers, experience in Yardi, MS Word, Excel and Microsoft Outlook

Ability to establish and maintain positive working relationships with a wide variety of employees, management, maintenance and business professionals.

Ability to plan and determine work priorities, schedule, supervise and direct the work of building maintenance, grounds and janitorial staff.

Ability to communicate effectively both verbally and in writing.

Ability to effectively prioritize, coordinate and implement various job duties with minimal supervision.

Ability to work cooperatively and respectfully with residential rental populations of all kinds.

Education and Experience

Bachelor’s Degree or professional work experience may be substituted for required education on a year for year basis

Four years experience as a Journey Level Maintenance Mechanic

Current Alaska Driver’s License and clean driving record

Demonstrated supervisory experience of maintenance staff on residential multi-family and commercial properties.
