Job Description

Guenther Property Management is seeking a Maintenance Coordinator for a portfolio of single family homes and apartment buildings around Spokane, WA area. The ideal candidate will have 3+ years of experience in maintenance, construction/remodeling and/or maintenance coordinating. Ideal candidate must demonstrate extraordinary abilities in: knowledge of property repairs, upkeep and maintenance, good communication, multitasking, quick learning, personable and self-driven.

The position requires continues communication with tenants, managers, vendors and in-house maintenance staff. Applicants must be self-starters and able to work on their own without direct oversight.

Responsibilities include but are not limited to:

+ Perform property inspections, evaluate and perform maintenance or assign work to in-house maintenance or vendors as appropriate.

+ Coordinate and meet with vendors to collect bids for various exterior/interior projects

+ Create and maintain a schedule for all maintenance jobs

+ Inspect newly vacant properties and evaluate proper workloads to turn units

+ Perform shopping of materials needed to complete turnover of vacancies

+ Coordinate maintenance tech staff and complete turnovers in a timely manner

+ Inspect quality upon work completed

+ Close out and invoice work orders

+ Maintain fully stocked inventory system

+ Work directly under supervision of property manager to complete misc tasks

+ Properly document all work completed and maintain accurate stats

+ Represent the company in a professional manner at all the times

+ Consistently implement policies of the company

+ Deal with resident concerns and requests on timely basis to ensure resident satisfaction

+ Assist with the hiring of new maintenance techs when needed

+ Assist in doing maintenance and work along side your team for maintenance when needed

Qualifications

Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.

+ Effectively convey ideas, images and goals to a diverse group of personalities.

+ Must possess a positive attitude and be a solution seeker

+ Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever representing the company.

+ Must possess a sharp attention to detail, be trustworthy, self-motivated and able to stay focused and work with minimal supervision, be internet savvy, and able to multi-task.

+ Strong organizational skills required

+ Ability to physically work to perform maintenance tasks

+ Have proper basic maintenance tools and knowledge of best practices

+ A strong familiarity with computers, basic Microsoft word/excel proficiency and smart mobile devices is required. Experience with Appfolio property management software a plus.

Terms & Compensation:

Full time position. M-F. Occasionally evenings, nights, weekends, & holidays.

All employees hired are subject to a 60 day probation period.
