BUILDING ENGINEER – TECH I

Under the direction of a Tech II or Tech III Engineer, the Tech I Building Engineer will have daily contact with tenants requiring customer service skills and they will also relate well with other members of the Property Management Team. Tech I will either have or be able to obtain an O7 electrical trainee license.

Essential Functions: Handles request for maintenance, preventative maintenance and service requests through the Corrigo (or a similar work) order management system. Works with the Assistant Property Manager to determine the appropriate personnel or vendor to answer maintenance or service requests. The Engineer notifies the Assistant Property Manager through work order system of response time and conclusion/repair notes of the work order request. May supervise service contract providers. Resolve minor mechanical or aesthetic issues such as changing light bulbs and picking up and removing refuse, perform general building preventative maintenance, maintain environmental condition, keep accurate levels of inventory related to the building mechanical systems, know and perform individual emergency procedures and duties as dictated by the site emergency procedure manual, serve as a resource and collaborate with both internal and external customers by obtaining and sharing knowledge and information and coordinating actions and decisions with other departments. One year certification from college or technical school, or three to five years related experience and/or training, or equivalent combination of education and experience.

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Ability to add, subtract, multiply, and divide in all units of measure, using whole number, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Requirements vary by geographic location. May include Boilers License.

Internal Contacts: Communicate and interact daily with Property Manager, Engineers, and Chief Engineer on day-to-day operational issues. Communicates daily with Receptionist/Administrative Assistant and/or Assistant Property Manager for maintenance call handling.

External Contacts: Communicates and interacts regularly with tenants and vendors to schedule maintenance and repairs.

Qualifications: Building Engineer must be able to use and understand the basic functions of a smart phone and must be desktop and/or laptop computer literate. Basic understanding of Microsoft applications is helpful but not required. Must be able to communicate effectively via email, verbally and in writing. Candidate MUST be able to pass background check.

Job Knowledge and Skills: Candidate must have general working knowledge of commercial buildings and understanding of HVAC, electrical, plumbing and skilled in the use of various power tools. Basic knowledge of building operating systems and/or control systems is required. Candidate must be able to communicate well with vendors and contractors. Must be detailed orientated, organized, self-motivated and able to multi-task.

While performing duties of this job, the Candidate is frequently required to stand, walk, use hands to finger, handle or feel, reach with hands and arms, stoop, kneel, crouch or crawl, and talk or hear. The Candidate is occasionally required to sit, climb or balance, and taste or smell. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds.

Education and Experience: High school equivalent and/or Vocational schooling in commercial building maintenance required.

License and Certifications: Valid driver’s license if required to operate a licensed motor vehicle in order to perform the job duties. Work towards the EPA refrigeration license & City of Seattle refrigeration/boiler license.

Physical Requirements: The physical demands described must be met by an employee to successfully perform the essential functions of the job. This job is a labor position and considered heavy in physical requirements. Must be able to constantly stand, walk, bend at the neck and back, reach waist to shoulder, grasp and use dominant hand; frequently list up to 50 pounds, push/pull up to 50 pounds, climb ladders and/or stairs, kneel/squat, twist body, reach above shoulders or below waist and repeat motions and perform fine finger manipulations. Environmental Conditions: Involves indoor and outdoor activities with exposure to seasonal weather and the associated temperature fluctuations. Frequent exposure to dust, paint fumes and the chemicals used in general maintenance work.

Schedule: Day Shift, Monday – Friday

Engineer must maintain a clean and safe working environment. Performs other duties as assigned/requested.
