FT Janitor/Housekeeper for Apartment Community

Mercy Housing is looking for an experience Janitor/Housekeeper. Must be a team player who provides safe, decent, and affordable housing to the residents of the community. The Janitor/Housekeeper will work in conjunction with maintenance staff to coordinate an appropriate schedule to meet the regular operational maintenance requirements of the property.

Job Type : Full Time, 40 hours per week

Career Level : Experienced (Non-Manager)

Education : High School or equivalent

I. QUALIFICATIONS:

Education: High School Diploma preferred.

Experience: Experience with janitorial routine.

Abilities: Sensitivity to the special needs of the resident population.

II. ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES

A. TECHNICAL/FUNCTIONAL

1. Cleans and maintains entry lobby, including cleaning of windows, doors, mopping floors, vacuuming carpets, etc., at least daily, and more if necessary to maintain excellent entrance appeal.

2. Cleans laundry room, community room, conference room, and management offices on a daily basis.

3. Vacuums hallways on a daily basis.

4. Cleans community bathrooms on a daily basis, more if necessary to maintain in a sanitary manner.

5. Cleans stairways and elevators on a regularly scheduled basis.

6. Does cleaning of units, including stoves, refrigerators, bathrooms, floors, windows, etc.

7. Reports all maintenance repairs needed to Maintenance Supervisor.

8. Sweeps and cleans parking lot on daily basis.

9. Waters flower box on a daily basis (seasonal).

10. Picks up trash from grounds.

11. Uses hose to clean front entry walks.

12. Changes all light bulbs in hallways and common areas.

13. Does minor work orders for residents and/or management as assigned by Maintenance Supervisor.

14. Sets a good example for residents and assists residents in learning good housekeeping/cleaning skills.

15. Is always courteous and helpful to residents.

B. AMERICANS WITH DISABILITIES ACT (ADA) REQUIREMENTS

Physical:

Frequently required to push/pull objects weighing more than 100 lbs and lift and carry objects weighing more than 50 lbs but less than 100. Frequently required to perform simple manipulative tasks such as using hand tools and operating maintenance machinery. Must be able to walk, stand, squat and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs.

Sensory:

Frequently required to read fine print on plans, regulatory documents, maintenance coding, and instructions. Must be able to distinguish normal sounds with some background noise to answer pages, phones, etc. Must be able to speak clearly and hear and understand others using the English language.

Cognitive:

Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time. Must be able to understand and relate to specific ideas one at a time and remember a task/assignment for at least a full shift.

Environmental Conditions:

Frequent exposure to seasonal conditions in outside weather. Occasional exposure to grease, oil, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards.

Equipment: Frequently required to cleaning equipment and occasionally required to operate other maintenance machinery.
