We are seeking a Leasing Agent for our owner-managed apartment community in North Richland. The Leasing Agent will be assisting with day to day property operations and enhancing the value of the property.

JOB DESCRIPTION:

Leasing

Ensure property is rented to fullest capacity.

Utilize sales/marketing strategies to secure prospective Residents.

Regularly gather market information in the area, and also providing the information to the owners.

Continually monitor and analyze traffic logs, renewal information, marketing data, etc., as this information will need to be provided to others on a regular basis.

Represent the company in a professional, friendly manner at all the times.

Administrative

Must have strong communication skills, be organized, and have the ability to assist with keeping personnel organized and on track to ensure deadlines are being met.

Must be proficient in database entry, Microsoft Office, answering multi-line phones, be energetic, motivated, and organized.

Confirm all leases and corresponding paperwork are completed.

Ensure all files are properly maintained. This includes Resident and vendor files.

Ensure proper handling of community emergencies with staff, Residents, property, etc. within company guidelines/rules and regulations to minimize liabilities.

Resident Retention

Handle Resident concerns and requests on timely basis to ensure Resident satisfaction.

Develop, implement, and maintain Resident retention programs (i.e., Resident functions, special promotions, etc.).

Posting of any notices.

Consistently implement property rules and regulations.

Other duties include, but are not limited to sales, entering limited accounting data, reporting and banking.

Maintenance Oversight

Maintain community appearance, and ensure service requests are entered and completed on timely basis. This requires community inspections and tours on a daily basis.

Communicate service requests to maintenance staff to ensure prompt completion of the request.

Follow up calls will need to be made on each Resident work order to ensure repairs were made satisfactorily. If property or building maintenance is needed, follow up on those repairs will need to be performed as well to ensure proper and timely completion.

Ensure that model apartment and rent ready apartments are inspected daily to ensure quality and appearance of each unit.

Financial

The following is to be performed only when the Property Manager requires assistance:

Demonstrate ability to understand financial goals, operate asset in owners' best interest in accordance with the company's Policies & Procedures.

Ensure that all rents, late fees and other charges/payments are applied and deposited in a timely manner.

Generate necessary legal action by following the proper procedures in accordance with State and Company guidelines.

Ensure that A/P invoices are submitted to the corporate office for payment in a timely manner.

JOB REQUIREMENTS:

High School diploma, GED or equivalent.

Experience in Property and/or Personnel Management.

Bookkeeping experience a plus.

3 work or business references.

Credit and criminal background check and a drug/alcohol screening will be required.

HOURS: Monday-Friday, 9AM-6PM. Need to be flexible as an occasional Saturday shift may be necessary.
