C&R Real Estate Services Co. is a well-established property management firm that has been around since 1969. We are searching for an experienced individual to work as a full-time "FLOATING ON-SITE MANAGER. The individual in this role will be working for a specific portfolio of properties, all with one owner group, to provide professional property management support in the absence of the regular management staff.

The schedule for this position is flexible and availability on weekends, holidays and evenings is required. A reliable vehicle, current drivers license, clean driving record and current auto insurance are also required. This position will receive a $150 gas stipend. Health benefits kick in the first of the month following 60 days of continuous employment. You will also have paid holidays and PTO. After one year of employment, you will have two weeks of paid vacation

In this position, you will be responsible for filling in to complete tasks in the absence of site staff who are gone for vacation, illness, and other time off. You will be responsible for the day-to-day tasks of a specific property, such as marketing, maintaining property integrity, screening prospective residents, collecting and depositing rents, serving notices, conducting move-out walkthroughs, processing Final Accountings, developing reports, preparing and signing agreements. This position requires traveling every day to different locations including Molalla, Independence, Silverton, Forest Grove, Sandy and Albany to name a few.

KNOWLEDGE/SKILLS/ABILITIES

Strong marketing skills in order to competitively market the property.

Strong organizational skills.

Good verbal and written communication skills including demonstrated knowledge of cell phone use including phone calls, email, texting and photographs.

Able to speak, write, read and comprehend English.

Strong listening skills with the ability to understand and meet resident needs.

Able to deal effectively with a diverse population in a constructive and productive manner.

Able to deal effectively with emergency situations.

Able to carry out instructions, observe rules and respect confidences.

Able to prioritize and coordinate details of multiple projects or tasks.

Able to identify needs and generate own work with minimal direction and guidance.

Able to evaluate and make decisions on maintenance requirements.

Able to perform minor maintenance service for apartment interiors (i.e. replace smoke alarm batteries, remove/replace switch covers, tighten loose screws, change locks, etc.).

Possess knowledge of cleaning techniques and product use.

Able to clean apartment interiors including windows, according to company standards.

Able to use a vacuum cleaner and other common janitorial equipment (both manual and power).

Possess current and valid drivers license, proof of insurance and clean driving record.

Possess reliable transportation in order to successfully commute to sites located in far-away rural areas. This includes during times of inclement weather.

Ability to physically and mentally endure periods of high stress while maintaining stability of performance and personality.

EDUCATION AND/OR EXPERIENCE

High school diploma or equivalent required.

Minimum of 3 years property management experience.

Able to follow the directions of the On-Site Manager and Portfolio Manager.

Basic math skills with the ability to perform bookkeeping tasks involving collecting rent, preparation of reports, agreements, etc.

Computer proficient and able to learn company software programs.

Understand and administer landlord/tenant laws, State and Federal Labor Laws, Fair Housing Laws and refrain from all illegal discrimination practices.
