PROPERTY & WARRANTY MANAGER
We are looking for a manager from the local area to manage our rental properties and our new condo/home warranty claims for all our properties which are primarily located in Licking County and with several in Knox & Muskingum County. Candidate would primarily work from our main office located in Newark, Ohio.
Key Responsibilities & Duties:
Manage all aspects of leases prospect for new tenants / screen tenants / lease paperwork / evictions
Manage all property maintenance emergency calls (after hours) / maintenance requests / schedule repairs / order material / oversee repair work for completion
Manage rent collect / set & adjust rent as necessary
Manage budgets provide management with monthly reports
Investigate / resolve complaints
Enforce occupancy policies & procedures
Inspect units for move-in / move-out
Maintain professional demeanor with homeowners / tenants even during difficult conversations
Maintain accurate records
Manage new condo/home warranty claims from the New Home Orientation thru the 1 year warranty period
Identify technical problems and collaborate with construction department
Order necessary material for service / warranty work
Schedule trades to complete service / warranty work
Work with new condo /home customers throughout the warranty period
Control warranty costs / rental improvement costs and approve invoices for work while maintaining budget
Verify warranty claims meet industry standards
Travel required to various locations thru-out Licking, Knox & Muskingum County
Key Qualifications & Attributes:
General knowledge of landlord / tenant laws (recommended)
Previous experience in property management (recommended)
Knowledge of residential construction (recommended)
Developed supervisory skills
Excellent written & verbal communication skills
Prioritization skills a must
Self-disciplined
Detail oriented
Ability to delegate
Strong interpersonal, customer service & communication skills
Self-starter
Ability to multi-task and work in a fast-paced environment
Ability to handle difficult / confrontational situations when required
Ability to solve practical problems and deal with a variety of situations
Experience with Section 8 Housing (a plus)
Proficient skills in Microsoft applications
Compensation Package:
Salary - 35,000 50,000 / year negotiable based on knowledge and experience
