Job Description - Maintenance Technician

Position Overview:

Responsible for efficiently performing all necessary maintenance for apartment communities and to assist Management in creating a positive community atmosphere for residents, while meeting each property's budget. Candidate must be honest and trustworthy, a professional with integrity.

Essential Duties and Responsibilities:

Provide your own basic tools; company will provide specialized equipment as required

Complete assigned work orders within 24 hours based on priority

Make-ready units in between occupancies, including general carpentry/plumbing/electrical/hvac, on a fast-paced schedule

Painting/Staining both interior and exterior applications

Maintain all aspects of property grounds, including trash removal, bushes/trees, drainage, etc.

Maintain and keep clean and organized the maintenance shop and other work areas

Perform carpentry work, welding, painting, electrical, hvac and plumbing duties as required

Install appliances and electrical fixtures as required

Install, repair and rekey deadbolt locks

Move appliances, with assistance

Adhere to company policies and procedures

Participate in an ongoing community improvement plan and preventive maintenance program

Report any maintenance problems

Assist with resident functions as required

Must be prompt, on time to work and have good, regular attendance

Adhere to and comply with company safety policies; wear personal protective equipment as required

Adhere to OSHA safety standards that are applicable for the safe performance of job

Maintain courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.

Work on-call, overtime, weekend, holiday, and evening work as required

Must have mode of communication in which to be contacted at home to respond in cases of emergency

Wear company uniform during work hours

Strive Âto become a valuable, cooperative team member working with all associates

Comply with all policies as outlined in the Employee Handbook

Perform other duties as assigned

Supervision Received:

Supervision and direction are provided by the Manager and Maintenance Supervisor; position requires a self-starter who performs with minimal supervision.

Qualifications & Skills:

High school diploma or equivalent

1+ year(s) experience in apartment maintenance or equivalent home repair

Carpentry/plumbing/electrical/hvac knowledge and experience

Strong interpersonal skills; ease with both telephone and in-person contacts with a primary focus on customer service

Strong organizational and time-management skills, including ability to multi-task

Facility with written communication, including documentation of tasks

Ability to work independently

Valid driver's license and reliable transportation

Working Conditions

Required to work at heights or in confined spaces. ÂDusty, dry, hot, cold, wet and muddy conditions, frequently high noise levels. ÂContinuous standing, walking, bending and lifting of equipment, tools, appliances, and other as required. ÂThe ability to cross uneven surfaces, climb ladders and stairs. May have variations in starting and ending times, as well as variations in the total hours that may be scheduled.

Physical Requirements

Must be able to lift over 50 pounds. Regularly pushing, pulling, lifting and carrying various tools and supplies. Reaching above and at shoulder height with the weight of several objects and tools into truck. Sitting and driving depending on location of job sites. Standing and walking for assigned work shift. ÂCrouching, kneeling for extended periods.
