SUMMARY

Rapidly growing real estate development firm is seeking an experienced Construction Project Superintendent to plan, organize, coordinate and successful implement the on-site construction project for a multi-family apartment complex renovation in the Louisville area. We specialize in large multifamily renovation and new construction projects. Must have a comprehensive understanding of multifamily construction, be detail-oriented and possess the ability to work on multiple parts of a construction project simultaneously.

ROLES AND RESPONSIBILITIES

Manage overall project schedule and all construction materials

Direct and coordinate subcontractors

Oversee performance of construction crew and subcontractors

Formulate punch lists and ensure follow-through to completion

Prepare contract documents, bid packages, subcontracts, change orders, submittals and RFI's

Create look-ahead schedules of all trades in tight construction timelines

Coordinate with property management staff for logistics

Conduct inspections of newly-vacated units to refine partial and variable scope

Conduct monthly payment draw meetings with architect and inspectors from other stakeholders

Plan and conduct safety meetings and ensure compliance with worker safety procedures

Manage daily communications, including daily logs, meetings, tasks, documentation, drawings, budgeting, photographs, and quality control

QUALIFICATIONS

B.A./B.S. in Construction Management, Engineering, Business Administration, Architecture, or related field preferred

Current OSHA 10 Certificate

5+ years of experience managing multi-unit complex construction projects

Strong understanding of the construction industry contracting practices and processes

Experience in dealing with multiple prime contracts

Ability to effectively plan and coordinate multiple resources, contractors, stakeholders and tasks in a fast-paced environment

Ability to exercise judgment and discretion and to set priorities and manage competing demands

Proficiency in Microsoft Excel, Word, Outlook and Adobe Acrobat

Excellent communication, organizational and interpersonal skills, both written and verbal

Experience working for a residential multi-family developer or general contractor

Experience with renovation of affordable housing a plus

Proficiency performing trade tasks for training and quality control purposes preferred

Experience managing prevailing wage construction projects preferred

Experience with Procore or other construction management platforms preferred
