We are currently seeking a Full-Time Property Assistant for The Villa's at Devil's Glen in Bettendorf, Iowa.
Property Assistant: Assist the Manager with the overall management of properties assigned.

Essential Job Functions
Leasing and Marketing
Assist with utilizing selection and retention strategies to maintain 100% occupancy level
Oversee property's answering service, ensuring superlative customer service
Update Onesite/Real Page and maintain accurate contact information
Assist with completing all apartment tours, open houses, orientations and marketing events.
Conduct showings for interested prospects.Track weekly leasing and conduct all follow up with potential residents including phone calls, emails, and written correspondences in Onesite.
Complete Gracehill training, as required.
Assist with lease signing and prescribed forms in accordance with Horizon's rental policies and procedures.
Establish and maintain regular office and daily hours, ensuring adequate coverage on weekends, if needed
Assist with management waitlist for each property
Implementing Public relations and outreach for neighborhood:
Participate with Chamber of Commerce and other pertinent business partners.
Send mailings to potential residents and follow up phone calls for leads
Participate with local seminars and expos for with Resident Manager
Assist with informational meetings and clinics on property and at outreach properties
Resident Issues and Customer Service:
Assist with resident issues and complaints in a courteous and professional manner
Assist with resident delinquencies and monitor accounts
Assist with conducting yearly apartment inspections
Property Management
Assist with resident transfers and move in and move outs
Assist with running monthly fire drills with the Resident Manager
Update Onesite regularly in regard to maintenance work orders.
Assist with Auto Rent
General Office Duties:
Answer the telephone, write service/work requests, newsletters, file, etc.
Work with maintenance technician in regards to work orders
Enter work orders into Onesite
File all correspondence under 365 filing system
Social Programming:
Assist with resident social calendar
Participate in and/ or host community and Horizon events for the property
Compliance Duties:
Assist with qualifying prospects and resident lease renewals
Perform leasing and compliance functions in accordance with Horizon's policies and regulations
Abide by all Fair Housing Laws
All other duties as assigned by management
Job Qualifications:
Education: High school diploma or equivalent. Bachelor's Degree, helpful
Experience: Prior administrative and customer service experience required. Property management experience helpful
Valid drivers license
Required knowledge and skills:
Typing speed 45 wpm
Ability to efficiently use/operate Microsoft Office: Word and Excel
Ability to communicate clearly and effectively, verbally and in writing, with residents, prospects and other third-party contacts, as well as with company managers and principals, owners, and all other office team members.
Proven organization skills
Ability to handle multiple projects and meet critical time deadlines and maintaining good follow-up are crucial to this position.
Ability to perform quality work within deadlines with or without direct supervision.
Ability to interact professionally with other employees, customers and suppliers.
Ability to work effectively as a team contributor on all assignments.
