Our 130 Unit apartment property is seeking a full time on site maintenance technician with a strong work ethic, and a desire to be part of a company that believes in providing quality and dependable maintenance services for owners of investment real estate.

Technician will be responsible for minor and major repairs of mechanical or aesthetic issues; general building preventative maintenance; maintaining the environmental conditions of spaces; maintaining accurate levels of inventory related to the building's mechanical systems; know and perform individual emergency procedures and duties as dictated by Maintenance Technician Manager.
Expectations:
Requires very little daily supervision. Self-directed and self-motivated once trained on routine duties. Requires personal initiative and mechanical ability. Able to follow instructions, prioritize duties, and comply with deadlines. The ability to get along with others is a must as there will be a lot of communication with our residents. You will be expected to use your own vehicle for travel. Company vehicles will be used from time to time depending on the severity of the maintenance issue. You will work a schedule where you are at times on call 24/7.
Performs any additional duties assigned by the Owner.
PHYSICAL REQUIREMENTS
Stand and walk or sit alternatively depending on specific needs of the day. Estimate 90% of time spent on feet and 10% sitting at desk.

o Push or Pull
o Reach Above Shoulder
o Operating Tools and Machinery
o Store/retrieve supplies
Have a constant need (66% to 100% of the time) to perform standing and walking activities related to general maintenance processes.

o Writing/Tying
o Grasping/Turning
o Finger Dexterity
o Corporate, inter-office, external communication
o Telephone, doorknob use
o Some Typing, operation of office equipment
Lifting/Carrying:
o Must Be Able To Lift Over 50 lbs. - Occasional need (less than 50% of the time)
VISION REQUIREMENTS
Constant need (66% to 100% of the time) to complete forms, read and review work orders, answer a wide variety or correspondence, view computer screen. Frequent need to see small detail
Constant need (66% to 100% of the time) to see things clearly beyond arm's reach.
HEARING REQUIREMENTS
Constant need (66% to 100% of the time) to communicate over telephone and in person with vendors, contractors, residents and resident staff.
SPEAKING REQUIREMENTS
Constant need (66% to 100% of the time) to communicate over telephone and in person with vendors, contractors, residents and resident staff.
DRIVING/TRAVELING REQUIREMENTS
Must have valid driver's license and automobile insurance
WORKING ENVIRONMENT
Indoors (66% to 100% of the time); occasional outdoors, all conditions (1% to 33% of the time)
REASONING DEVELOPMENT
Moderate. Must be able to apply principals of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Needs to think rationally beyond a specific set of instructions.
Salary is $39,000 - $47,000 annually depending on skill and experience.
