Maintenance Department Manager

Job Overview:

The Maintenance Manager coordinates all maintenance related tasks. This could be for both existing tenant issues as well as preparing vacant properties for upcoming tenants. This position reports directly to the owner of the company and works closely with several other departments.

Responsibilities and Duties:

-Schedule and coordinate all maintenance tasks

-Communicate with property owner to receive approval and keep updated.

-Communicate with tenants on progress of more major tasks.

-Communicate with outside contractors, gathering bids and scheduling work to be completed.

-Manage maintenance technicians

-Assign tasks to maintenance techs, manage their workload and ensure consistent quality and quantity of work.

-Keep good and constant communication with maintenance techs.

-Ensure coordination of all maintenance tasks.

-Plan and coordinate seasonal maintenance work with maintenance techs and outside contractors.

-Oversee quality of work and proper documentation.

-Provide correction and instruction to help technicians meet goals based on guidelines developed and maintained by the Maintenance Manager.

-Provide support to maintenance technicians by providing resources.

-Investigate complaints from tenants or owners and modify operating procedures or address performance issues with technicians as needed.

-Occasionally assist technicians on projects in the field that require a team effort.

Qualifications:

-A successful candidate for this position will include

-Excellent communication and conflict management skills

-Ability to function as a team player and coordinate well with all departments

-Ability to manage multiple competing tasks with patience and wise discernment

-Ability to communicate in various modes (eg. text message, email, phone).

-Comfortable with web based systems especially the Google business apps.

-Willingness to work outside business hours as necessary (within reason).

-Working knowledge of maintenance related issues would be an advantage.

-People skills, and a desire to inspire technicians to grow in their skills.
