JOB DESCRIPTION
The On-Site Maintenance Supervisor is responsible for the physical condition of assigned Van Rooy properties, retaining a staff of trained professionals and ensuring the satisfaction of all tenants and property owners in matters relating to the condition of their units, building and grounds
An On-Site Maintenance Supervisor must possess the following essential requirements:
Ability to supervise, teach and motivate staff
Must be available for night/weekend on-call duty
Working knowledge of property maintenance, supervision experience and a general knowledge of the real estate management business
Thorough familiarity of electricity, plumbing, carpentry, HVAC, appliances, and construction
Good human relations skills and the ability to work well with others
Excellent communication skills
Valid driver’s license, reliable transportation, and hand tools suitable for maintenance-related work
RESPONSIBILITIES
Plan and schedule maintenance, repairs, and upkeep of assigned properties
Maintain records regarding types and frequency of service requests received
Make regular inspections of property
Notify Property Manager of maintenance problems and recommended solutions
Oversee all move-in and move-out procedures
Make recommendations for contract services and supervise contract maintenance workers
Establish and maintain a preventative maintenance schedule for assigned property with written documentation in accordance with Van Rooy PM program.
Establish and maintain preventative maintenance information (e.g. location of extra parts, equipment serial numbers, service telephone numbers)
Oversee all aspects of property maintenance including grounds, custodial, preventative, corrective, deferred and emergency maintenance
Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
Comply with all OSHA regulations and any applicable laws regarding health, safety, lead based paint, asbestos and environment
Maintain certification in HVAC
