National Property Management Company is seeking an experienced and professional Groundskeeper/Porter for 2 of our properties in Speedway, IN. Properties range from 400-750 unit apartment complexes

We are looking for a candidate who can be responsible for and perform the following duties:

Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings.

Detail and walk the grounds, including picking up trash, floors and curbs, sweeping, mopping, etc

Continually inspect the property and report deficiencies to supervisor.

Possess strong communication and customer service skills with residents, team members, and management.

Maintain exemplary work ethic.

Assist in preparation of market ready units, including removal of trash from vacant units prior to make-ready.

Identify potential hazards and ensure unsafe conditions are corrected in a timely manner.

Work with supervisor in the scheduling of vacant units for refurbishing and occupancy.

Ensure that residents are provided with a clean, safe, and well-maintained community.

Learn and ensure compliance with company, local, state and federal safety rules.

Constant need (66% to 100% of the time) to be on feet.

Have constant need (66% to 100% of the time) to perform the following physical activities:

ïƒ Bend/Stoop/Squat/Kneel: Perform routine maintenance/repairs, pick up debris.

ïƒ Climb Stairs: Routine duties require access to 2nd and 3rd floor apartments.

ïƒ Reach Above Shoulder: Perform routine cleaning.

ïƒ Grasp/Grip/Turning: Handle tools and equipment, perform routine groundskeeper duties.

ïƒ Finger Dexterity: Handle tools and equipment, perform routine groundkeeper duties.

ïƒ Lifting/carrying (supplies, blower, ladders, etc.): 100lbs.

Occasional exposure to paint fumes, solvents, adhesives, etc.

Frequent need to see things clearly beyond arm's reach.

Hearing - Frequent need to receive instructions from residential management.

Speaking - Constant need to verbally communicate with staff and residents.

Vision: Constant need (66% to 100% of the time) to observe areas needing attention/correction.

Vision: Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach.

Working Environment:

Outdoors (66% to 100% of the time), all conditions, often for extended periods of time.

This position is full time and will be eligible for benefits, including major medical, dental, vision, paid vacation and sick days, after an initial 90-day introductory period.
