We are searching for a Tax Credit Property Manager to join our team in Jasper Indiana.

Requirements:

Position requires at least 4 years experience in property management

Two + years of LIHTC/ Tax Credit Experience Preffered

Yardi Experience Preferred

Must have moderate computer knowledge

Must be flexible to work any day of the week

High School Graduate or Equivalent Training

Valid Drivers License

Strong in Marketing

Ensure that budget guidelines are met

Keep up with industry relevant issues and topics to incorporate into planning and decision making.

Evaluate financial performance and seasonal trends to identify and implement solutions for potential staffing, maintenance and marketing needs.

Improve resident retention by shopping comps, preparing market surveys to generate traffic, and overseeing resident functions.

Obtain the best vendors for each product and maintain all vendor/contractor communications regarding scheduling, billings and other relations.

Physically walk and inspect community daily to address needs. Verify status of vacant/make-ready units to see they meet our standards.

Follow up all maintenance service for resident satisfaction in person, email or personal calls.

Routinely walk the community to make sure no life/safety issues are present.

Interview, select, hire and train the on-site staff members. Mentor and train the staff on property management skills and concepts modeling effective leasing and customer service techniques to include maintenance expectations.

Motivate, direct and evaluate personnel and handle all employee related concerns.

Organize and prepare monthly staff responsibilities while achieving set deadlines to be efficient and effective with property objectives.

Ensure that all staff members are professional in conduct and appearance daily.

PROPERTY MANAGER: This position is responsible for the day-to-day administrative, financial and maintenance operation of the community while assuring the companys standards are achieved and superior customer service is delivered. The community manager directly supervises the leasing and maintenance staff to ensure the community's success.
