Maintenance Supervisor for Elderly/Disabled Property - full time position in Port Orange

Schedule: Scheduled hours are primarily Monday through Friday from 8:00 AM to 5:00 PM, occasional afterhours and weekend assignments

Duties and Responsibilities:

Direct the day-to-day administrative operations of the maintenance functions, including the scheduling and assignment of work, submission of reports, paperwork and record keeping functions.

Keep accurate records regarding preventative maintenance, completion of work orders, apartment refurbishing, annual inspections, inventories of tools, parts, equipment, etc.

Participate in a standby emergency schedule for evening, weekend and holiday coverage.

Perform scheduled maintenance checks on all equipment associated with the building, to include testing of motors and ancillary systems and inspection of cooling tower.

Inspect all units, buildings and common areas, performing repairs and janitorial assistance.

Maintain the grounds.

Determine the training needs of lower level maintenance personnel and perform the necessary training.

Be aware of all contractual obligations relating to maintenance, so as to keep the Manager abreast of any incidents of non-compliance.

Troubleshoot the system and make repairs to fan motors, thermostats, contacts, etc.

Perform light electrical repairs on items such as appliances, light fixtures, switches, outlets, circuits, etc.

Perform plumbing work, such as clearing stoppages, replacing fittings, pulling toilets, replacing faucets, etc.

Replace or repair broken glass, tile, screens, light fixtures, appliances, blinds, locks, etc.

Coordinate the redecorating of vacant units, to include scheduling of painting, cleaning, and carpet contractors; and other related tasks required to prepare for re-occupancy.

Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, and refinishing floors.

Assist in custodial work, if necessary, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in office, reception, laundry and common areas.

Job Qualifications:

A minimum of 5 year prior maintenance experience.

Prior Supervisory experience preferred.

Basic knowledge of plumbing, electrical, carpentry and HVAC.

Ability to perform general janitorial duties.

Ability to handle multiple priorities.

Ability to use hand tools such as hammers, screwdrivers and saws.

Ability to safely use various power tools such as hand held drills and circular saws.

Strong customer service skills.

Essential Physical Requirements:

Ability to safely lift and carry weights up to fifty (50) pounds without assistance.

Ability to consistently bend, climb stairs, and ladders, kneel, stretch, squat and walk.
