related activities of a project from the inception of a project through the

final close-out of a project.ESSENTIAL DUTIES AND RESPONSIBILITIESResponsible for field execution of construction activities on both large and

small projects. Management of all

design professionals, contractors and specialty consultants.Manages all

facets of project management (budget, schedule, design, permitting,

construction, quality & risk) for individual real estate projects including

planning, design, construction, occupancy and closeout.Demonstrates

capability to read, understand and apply standard to complex documents

affecting real estate projects, including but not limited to:

agreements/contracts, leases, work letters, project charters, surveys, drawings

and local jurisdictional orders.Interfaces

directly with clients to define project requirements. Prepares scope of work,

project delivery resource requirements, cost estimate & budget, cash flow,

work plan schedule & milestones, quality control, and risk identification.Implements

communication plan for meetings and written reports/meeting minutes to keep

client and project resources informed. Facilitates project meetings.Manages project

documentation governance aligned with company and client requirements. Ensure

project data integrity and documentation is accurate, timely and coordinated.Tracks progress

of each project against requirements, goals, objectives, approved budgets,

approved timelines. Reports status and variances. Creates action plans to meet

objectives, budget and schedule.Manages change

management process to assess change requests, make recommendations, secure client

approvals, and issue change orders. Assesses change requests to determine

impacts to scope, budget, schedule, quality and risk.Demonstrates

ability to identify complex project risks, lead constructability reviews,

develop risk mitigation and contingency plans, and implement action plans to

reduce or eliminate project risks.Responsible for preparation of project budgets and preliminary development

timeline.Maintains all construction-related project information in asset management

system (ELITE) including project size, project costs, and key dates accurately

and timely. Ensures that any subsequent changes are reflected there on a timely

basis.Assists in conducting due diligence on prospective land or building

acquisitions.Other duties may be assigned.SUPERVISORY RESPONSIBILITIESNo formal supervisory responsibilities in this position. Provides informal

assistance such as technical guidance, and/or training to coworkers.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each

to perform the essential functions.EDUCATION and EXPERIENCEBachelor's degree in Architecture, Engineering, Construction Management,

business or equivalent from appropriate 4-year college program. Typically at

least 8-10 years commercial construction management experience. Knowledge and

understanding of construction practices/techniques, contract laws, project

controls and building support systems or any similar combination of education

and experience. LEED accreditation with current educational requirements

preferred. Ability to deliver projects on time and on budget.CERTIFICATES and/or LICENSESNoneCOMMUNICATION SKILLSExcellent written and verbal communication skills. Strong organizational and
