Community Sales Manager - Licensed Agent:

We are looking for a self-driven individual to help lead our sales team on a new housing development located in San Luis Obispo. We are in need of a Sales Manger with experience in residential sales, but most preferably community sales. Expected income can range from $75,000 - $130,000 with potential to earn more as sale goals are met. We offer competitive benefits with health care coverage, 401K matching and paid time off. Qualifications:

- Ability to prioritize and be self managed. Identify and review potential objections and take corrective action to facilitate a smooth transaction.

- Manage the overall Sales Office with company objectives. Ability to negotiate and close a sale in order to meet sales goals. Sales office will be located in our model home.

- Professional attitude and appearance is a must. Maintain a professional image and standards consistent with the Robbins Reed company professional policies and procedures.

- Review construction schedules on a weekly basis and be aware of commitment expiration dates. If commitment dates are not able to be met, promptly inform the Buyers, Lenders, and Title Company.

- Must be extremely flexible to work weekends and adjust work hours to accommodate working buyers with early morning and late evening appointments if necessary.

- Greet Prospects and fill out Prospect Cards, Accompany Buyers on Model Tours, Demonstrate knowledge of floor plans and Community Information. Follow up with Prospects via phone, mail and email and track progress.

- Ability to oversee, mentor and teach a junior agent and/or assistant.

- Attend Corporate Sales Meetings, Construction Meetings and local MLS Meetings.

- Research capabilities, Proficient computer skills, Microsoft Word & Excel.

- Have a current working knowledge of the local market, track competition, pricing, interest rates and trends. - - - - Keep Sales Traffic Reports and records and report on a weekly basis.

- Maintain all Sales Files in accordance with DRE requirements.

- Establish and maintain a Trust Log, Maintain a Buyer/Prospect Interest list, track all new home buyer information sent. Keep a current log and tract all incoming pre-qualification letters.

- Oversee and track all Sales Releases, Attend all Grand Openings and new Releases.

Ability to work with Buyers for up to six months while educating them through the home buying and escrow process.

- Make recommendations on Pricing, Lot Premiums, Options & Upgrades to our main office.

- Write Reservations, Purchase Contracts and supporting Addendums. Schedule Buyer Walk through appointments.

- Assist the Buyers and make recommendations in choosing their upgrade options and selections. Verify with construction and periodic walk thru of the homes to ensure that the correct upgrades have been installed.

- Track all active loan files with the Preferred Lender and possibly numerous outside lenders to ensure loan processing moves forward in accordance with construction schedule deadlines. Submit all documentation required for FHA/VA loans. Complete any HOA certifications for lenders prior to closings.

- Open escrow with designated title company and interface with Title Officers to ensure a timely closing . - - - - - - Providing consistent follow-up is essential to a successful close of escrow.

- Work with Appraisers, provide price comparables and Community Information to ensure pricing, provide maps, floor-plans and other necessary supporting documentation to ensure a successful appraisal.

- Provide Insurance carriers with project specific documentation. Educate the buyers and follow up that their insurance is in place prior to closing escrow.

- Photocopy and deliver all required contracts and supporting documents to Lenders, Title Companies, Outside Brokers and Corporate office.

- Walk through homes under construction identifying that correct upgrades have been installed and have a good basic understanding of construction terms.

- Ensure that the sales office, model homes, displays, furnishings, and office equipment are all in good condition, keep supplies stocked and the area around the sales office and models are clean and in a safe condition.
