Regional Property Manager
Ocean Properties Development Corporation, a commercial Development/Property Management Company, seeks a full time, dynamic and dependable commercial Property Manager to run a Class A office/retail portfolio in the Palm Springs/Palm Desert area. Applicant must have a minimum of 3-5 years of commercial property management experience. Starting Salary $75,000 based on experience plus benefits. Email or fax resume to 858-273-4454.
General Duties Include:
Property Management
- Handle day to day management of a +/- 350,000 SF “Class A” office/ retail portfolio; 3 projects with national credit tenants
- Oversee operations of the 20,000 SF Signature Executive Suites with all virtual and mail users
- Interact with all other departments within the company and report directly to Owner, Vice President, and Controller
- Oversee all on-site staff
- Maintain and control all project service contracts
Marketing & Leasing:
- Handle all marketing and leasing inquiries for the Property
- Increase occupancy rates through effective marketing
- Perform property showings
- Update all marketing databases, marketing material, rental board, on-line advertising, etc.
- Submit marketing reports and evaluate occupancy rates
- Perform tenant underwriting during leasing process
- Oversee move-ins and move-outs
Accounting:
- Managing AP, rent collections, delinquencies, tenant notices and legal notices and collections
- Manage
- Oversee all Yardi entries as they relate to new Tenants, batching, Accounts Payable and Accounts Receivable
- Assist in preparation of budgets and CAM reconciliations
- Manage and track vendor invoices and payments
- Handle inquiries and research on any Accounts Payable issues
- Enter deposits and handle bank deposits.
- Review and oversee all property management financial reports
Maintenance:
- Perform property inspections
- Keep track of work orders and implement work orders through vendors or on-site maintenance staff
- Oversee on-site maintenance staff and other vendors
- Oversee suite turn arounds
Tenant Relations:
- Ensure that all tenants perform per the lease
- Prepare all tenant notices as required
- Keep good tenant relations and provide customer service
- Oversee current tenant insurance coverage
Prerequisites:
- Great written and verbal communication skills
- Detail oriented and very analytical
- Time Management
- Strong organization skills and attention to detail
- Strong computer skills in Microsoft Excel
- Highly motivated self-starter and team player
- Goal oriented w/ability to meet deadlines and prioritize work
Requirements:
- High School Diploma required
- College Degree preferred
- CPM preferred
- Minimum of 3-5 years commercial property management experience
