SUMMARY: This position is responsible for the daily, hands-on maintenance of 28 acres of Nepenthe's grounds and gardens for the safety and enjoyment of the general public. Responsibilities include landscaping and gardening duties (planting, pruning, fire prevention, etc.) and property repair and maintenance in regard to specific landscaping duties. These responsibilities are carried out as prescribed by the Maintenance Supervisor and in accordance with current policies, procedures and quality standards, and in compliance with current laws and regulations established by Federal, State and local regulatory bodies. The following duties are performed personally or through subordinate staff (may directly supervise one employee).
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, as well as other duties and responsibilities that may be assigned, with the goal of keeping Nepenthe's unique, natural setting healthy and visually appealing.
FIRE CLEARANCE/INVASIVE PLANTS (Approximately 35% - 40% of Time)
Clear brush from the far edge of the housing area to the property line
Trim trees and brush to provide a defensible area around structures (100 feet up to 200 feet in certain areas)
Removal of hazardous materials
Maintain access to remote areas and structures
Remove invasive plants (pulling, cutting, eradicating)
Manage seasonal burn of brush piles and vegetation waste
LANDSCAPING/GARDENING (Approximately 25% - 30% of Time)
Maintain the developed area of Nepenthe property (usable grounds)up to the far edge of the housing area
Trim and maintain trees
Maintain gardens and grounds
Plant, prune and replace plants and trees
Purchase plants and supplies for the gardens
Plan, install and maintain irrigation systems
RENTAL HOUSING GROUNDS (Approximately 20% - 25% of Time)
Maintain the grounds, including general clean-up, in the housing area after storms and when a housing unit
is vacated
Minor Repair and upkeep of fences around rental housing
OTHER RESPONSIBILITIES (Approximately 5% of Time)
Rebuilds walls, i.e., retaining walls and rock walls
Establishes and maintains effective channels of communication with the Owners, co-workers, contractors,
vendors and all other business contacts
Uses equipment and materials in a safe and acceptable manner, follows established safety procedures, uses
appropriate safeguards and observes common sense rules of safety in all on-the-job activities
Conducts self in manner reflecting credit on the Company and encourages others to do the same
Other projects as directed by the Maintenance Supervisor.
CANDIDATE QUALIFICATION REQUIREMENTS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE:
ï High school diploma or GED required, and three years' related experience and/or training in landscaping, gardening and basic repair; or equivalent combination of education and experience.
LANGUAGE SKILLS:
ï Ability to read, write and comprehend simple instructions, short correspondence and memos.
ï Ability to effectively respond to basic/detailed inquiries from Management and staff.
ï Ability to speak, read and write English required (communication with management and staff, read and
communicate product instructions and safety requirements, etc.). Fluency in Spanish a plus.
MATHEMATICAL SKILLS:
ï Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
REASONING ABILITY:
ï Ability to define and solve practical problems and deal with a variety of concrete variables, occasionally in
situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in
written, oral, diagram, or schedule form. Must possess the ability to make sound independent decisions when
circumstances warrant such action.
OTHER KNOWLEDGE, SKILLS AND ABILITIES:
ï Ability to remain alert and operate all machinery and equipment, and perform job tasks in a safe and
efficient manner to prevent injury to him/herself and others in the work area
ï Knowledge of and experience with basic irrigation systems
ï Must possess pruning skills for trees, plants and chaparral
ï Knowledge of and experience with using and maintaining small engines, equipment, and power tools
(blowers, chainsaw, weed whackers, etc.)
ï Skilled, safe use of hand tools (shovels, rakes, pruners, etc.)
ï Ability to safely move heavy objects (over 50 lbs. with assistance of appropriate tools)
ï Must possess a valid CDL to drive a company vehicle for job related errands (purchasing supplies, etc.)
ï Must be well organized, a self-starter, and possess effective communication skills.
ï Must be able to multitask and prioritize in accordance with changing deadlines and priorities.
ï Must be even-tempered and team spirited - a good sense of humor is desirable.
ï Must be able to make sound independent decisions based on available data.
ï Must be able to work with a variety of personalities in an effective manner.
WORKING CONDITIONS: working conditions described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
ENVIRONMENT:
Approximately 100% of the time performing job duties is spent outdoors with coastal temperatures ranging
from 32 degrees to 100 degrees (Fahrenheit).
During inclement weather, due to safety and productivity issues, employee typically will be relieved of work
duties.
While performing the duties of this job, the employee occasionally works near moving mechanical parts and
is occasionally exposed to the risk of electric shock.
Noise level in the work environment is usually moderate.
Terrain is often uneven and steep (rocks, hills, valleys, steps, etc.)
