Seeking a motivated individual who wants to grow with our company. This individual will assist the Community Manager in all aspects of managing a large Manufactured home community; including leasing, community operations, home sales, budgets, resident relations, and curb appeal.

General abilities: can perform a variety of tasks in a calm and controlled manner; maintains a pleasant, cheerful and tactful demeanor at all times; can take initiative to research and complete projects; responds promptly to customers' needs and concerns; can perform a variety of duties associated with data entry and reporting; ensures invoices are processed in a timely manner; ensures various daily, weekly, and monthly reports are completed and submitted in a timely and accurate manner; dependable, follow instructions, takes responsibility for own actions, and completes tasks on time; seeks increased responsibilities; seeks development growth; and solicits feedback regularly.

Qualifications: Minimum High School education or GED equivalent; 1- 2 years experience in property management; Yardi experience preferred; Excel data entry experience required; valid driver's license required.

Job description: assists Manager in providing staff with direction, guidance, and tools to achieve excellent performance; liaises with vendors and assists managers with planning and execution of capital improvements; assists Manager in surveying market conditions and competition; runs resident background checks and prepares resident leases and associated lease paperwork; supports overall marketing efforts and offers input and suggestions on promotions, advertisements, etc.; assists Manager in working within an approved budget; assists Manager in planning and executing resident events and social activities, and represents Community in Manager's absence; supervises and participates in collection of rent, including delinquent rent collections; assists Manager in managing difficult customer situations and responds promptly to customer needs; assists Manager in conducting resident lot inspections and enforcing home and lot standards; understands and complies with federal, state and municipal landlord-tenant laws and Fair Housing laws; assists Manager in writing and producing monthly resident newsletter; transports residents and prospective residents via community motorized vehicle while touring community facilities; performs other related duties as assigned or requested; the Company reserves the right to add or change duties at any time.

Physical demands: occasionally required to be in stationary position; occasionally required to move about inside and outside; occasionally required to communicate both orally and in writing; occasionally required to use hands and arms; occasionally required to bend or lift; occasionally required to lift light weights (less than 25 pounds); occasionally required to lift moderate weights (25 to 50 pounds); occasionally required to lift heavy weights (50 pounds or greater). Finger dexterity required; hand coordination required. Specific vision abilities required for this position include close vision, distance vision, ability to adjust or focus.
