Our Maintenance teams are a vital part of our communities, ensuring the readiness of our apartment homes for rent and seeing that everything is working and looking it's best at all times. Our Renovations team is busy updating our units to be even better.
Following is an example of the types of duties our Maintenance teams oversee:
Ensuring our apartment homes are market ready and walked daily;
Handles resident work orders and requests on timely basis to ensure resident satisfaction;
Cleans pool skimmers and vacuums pool and spa;
Performs inspection of light fixtures throughout property;
Stocks and restocks light inventory;
Maintains accurate records regarding preventive maintenance;
Assists in apartment check-in and check-out inspections
Maintains the exterior of the property at all times
Keeps parking areas clean and stripes freshly painted at all times;
Ensures the MSDS’s are updated at all times;
Electrical and plumbing (including water line); A/C and heating systems; Appliances (when applicable); Water irrigation systems;
Regularly inspects and makes necessary repairs to stairs, gates, fences, patios, railings;
Repairs of Tile, carpet, flooring; Roofing, gutters, fasteners; Interior/exterior lights; Fireplaces, ceiling fans; Gas fixtures and appliances (where applicable); Shutters, doors, cabinets, windows, sliding glass doors;
Boiler, gas and electric;
Door locks, re-keying, P.O. boxes and locks;
Security systems (where applicable);
Ceiling leaks;
Walls, including painting;
General carpentry;
Foundations/Sidewalks/Concrete;
Participates in monthly safety training.
The Renovations team focuses on:
painting, plumbing, carpentry work, drywall, electrical, HVAC
Demo units and remove items as directed.
Light electrical repairs on items such as, appliances, fixtures, switches, outlets, circuits, and ensures that all routine lighting inspections are completed and burnt-out bulbs are being replaced as necessary.
Door locks, re-keying
Following service process through to completion then inspects work for conformance to specifications and standards and ensures resident satisfaction.
Repair, replace, paint cabinets boxes.
Install cabinet fronts and hardware
Cut and install baseboard
Install doors and jambs as directed
Adjusts work procedures to meet production schedules.
Walks units daily and communicates needed supplies or assistance needed for completion.
