Summary Position Statement:
Facilities and Custodial Supervisor works under the Director of Enterprises. The Facilities and Custodial supervisor performs a variety of supervisory tasks throughout each week at various job locations. This position is responsible for overseeing the maintenance of assigned REACH owned buildings and vehicles, and maintenance of assigned custodial contracts. Supervises the work of employees including assigning workloads and monitoring employee performance and maintains adequate supplies for daily needs of staff. Keeping within a budget, differentiates between directly assigning tasks to employees, and choosing when to contract or subcontract the tasks.
Essential Functions of the Position:
Check work order system daily and prioritize projects accordingly
Hire, train, schedule, and supervise adequate and appropriate staff
Read and understand the scopes of work for assigned custodial contracts
Learn basic heating, plumbing, and electrical systems of assigned buildings
Convert scopes of work into weekly and periodic custodial task charts
Design weekly check lists to accompany task charts
Maintain adequate supplies for the day-to-day needs of staff, within the budget
Ensure proper care in the use and maintenance of equipment and supplies
Promote continuous improvement of workplace safety and environmental policies
Maintain hard floors by learning updated specialized methods, training staff in these methods, and overseeing the completion of these methods
Maintain carpeting by learning updated specialized methods, training staff in these methods, and overseeing the completion of these methods
Maintain quality of services by doing regular inspections
Assure completion of custodial work by reassigning staff, approving OT, and performing custodial duties when necessary
Collect, review, approve, and submit time sheets for staff
Perform miscellaneous job-related duties as assigned
Other Duties & Responsibilities:
Maintain adequate staff to meet contract requirements and facilities needs
Train staff in proper use of equipment and supplies
Train staff in the proper procedures of completing assigned tasks
Maintain workplace safety by keeping SDS books updated, provide safety trainings, check janitorial and tool closets regularly, and check work procedures regularly
Perform staff evaluations after the first six months of employment and yearly thereafter.
Promote and foster a cooperative work environment
Understand and comply with applicable agency policies and procedures
Understand and comply with all departmental procedures
Ensure confidentiality as prescribed by agency policy, federal/state law, and applicable custodial contracts
Maintain and promote a positive professional working relationship with all employees, coworkers, security personnel, maintenance personnel, and building managers
Investigate customer satisfaction and report any issues to Supervisor
Attend and participate in meetings, committees and trainings as assigned
Perform miscellaneous job-related duties as assigned
Position Requirements:
Minimum Education: High school diploma or equivalent required. CPR and first aid certificates required within 30 days of hire. TB, fingerprint and background check clearance required. Must have current Alaska driver’s license and auto insurance per agency standards.

One year experience directly related to the duties and responsibilities specified.
Working Conditions:
Work involves moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises. Considerable physical activity. Requires heavy physical work, heavy lifting, pushing or pulling required of objects up to 50 pounds. Physical work is primary part (more than 70%) of job. Work environment involves some exposure to hazards of physical risk, which requires following basic safety precautions.
Knowledge, Skills & Abilities:
Strong organization, documentation, and time management skills
Strong interpersonal and written communication skills, in English
Detail oriented with the ability to handle multiple tasks simultaneously
Effective problem-solving skills
Physical Requirements:
Ability to perform moderately strenuous work. Visual acuity necessary to job functions throughout the course of a normal workday. Ability to communicate verbally, both in person and over the telephone. May involve moderate to heavy lifting as needed.
Working Conditions:
Work is performed in the buildings where REACH has custodial contracts in the Juneau area. Work is also performed inside and outside of REACH owned buildings, on all levels. It may also involve some travel within the agency’s service area.
