We are seeking a property manager in Birmingham Alabama for their 116-unit property. The manager will report to directly to the Regional Manager to maintain all phases of apartment community operations. Specific areas of responsibility include renting apartments, collecting/depositing monies, completing operational paperwork, personnel functions, apartment community maintenance, monitoring market conditions, budget control, advertising, resident relations and resolving resident issues.

Specific Responsibilities Include:

Playing the lead role on your team of sales/leasing associates charged with driving traffic and securing leases

Selling the community from initial lead inquiry (including developing rapport, giving tours of community, processing rental applications, and signing leases) through lease terms

Must be willing to walk the community daily - our managers are out on site daily walking units, working closely with the maintenance departments ensuring schedules are kept and ready product is up to our excellent company standard.

Must be proven leader and professional represent the community and company at all times.

Providing exceptional customer service to our residents

Implementing resident retention initiatives including planning and coordinating resident events

Collecting rent and enforcing lease rules and regulations

Working in collaboration with maintenance supervisor to achieve community goals

Assisting in the creation of the annual budget aimed at maximizing cash flow

Work with maintenance supervisor in scheduling and coordinating apartment turns

The ability to multi task.

We are looking for someone with:

3-5 years proven track record in property management

Experienced in Section 8

A friendly, outgoing personality

The ability to lead and motivate others

Ability to thrive in a team-oriented, fast-paced environment

Yardi Experience a plus
