Integral Property Management Group is looking for a full time Groundskeeper
Primary Responsibility:
As an integral member of the Service Team, the Groundskeeper/Porter’s main responsibility is to keep the property free from trash and keep curb-appeal at a maximum. Also perform preventive maintenance as directed by the Service Manager.
Specific Duties and Responsibilities:
A. Grounds
1. Walk property from front to back picking up any trash, cigarette butts, cans, bottles and other material daily.
2. Run compactor as needed if applicable.
3. Empty trashcans at mail house, laundry room, pool area, etc., as applicable, daily.
B. Service Requests
1. Complete service requests as directed by the Service Manager.
2. Log and complete requests on mobile devices.
3. Make Service Manager aware of any concerns noted in apartment homes that may require follow-up when completing service requests.
C. Painting
1. Keep curbs and speed bumps painted neatly.
D. Pool
1. Clean and organize pool area and furniture where applicable.
2. Test pool water as required by county inspector.
3. Clean skimmers, vacuum, backwash, add water, and clean pump baskets as needed.
4. Add chemicals as directed by Service Manager.
E. Evictions
1. May be required to help move residents’ furniture and personal belongings during any evictions.
F. Trash-Outs
1. Will be required to help trash-out apartments after the resident has moved out.
G. Back Blower
1. Use and maintain a back blower to blow streets, parking lots and breezeways.
H. Storm Drains
1. Check and clean storm drains as needed.
I. Occasional Duties
1. May be assigned by Property or Service Manager.
J. Internal Policies
1. Follow and adhere to all company policies including Life/Safety, Mold and
Mildew, Uniforms, Bedbugs etc.
2. Adhere to the handheld telephone policy and insure phone is charges and operational daily.
Experience/ Qualifications:
A. Previous Work Experience
1. This is an entry-level position.
2. Prefer some experience in pool care or pool seminar.
3. Experience in dealing with the general public helpful.
B. Education/Training
1. High School diploma or GED preferred but not required.
2. Trade school courses in basic HVAC, plumbing, pool care, and etc. helpful but not required.
C. Physical/Health
1. General good health with the ability to climb ladders, get on roofs, enter attics, move appliances, and perform other normal activities associated with grounds keeping.
2. Personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals.
